Terms & Conditions

Welcome to Rumah Mila! These Terms and Conditions ("Terms") govern your booking and stay at our boutique apartments located in Balangan, Bali, Indonesia. By making a reservation, you agree to these Terms in full.

Important: Please read these Terms carefully before booking. If you do not agree with any part, please do not make a reservation.

1. Definitions

  • "Property" refers to Rumah Mila boutique apartments at Balangan Beach, Bali
  • "Guest" refers to the person(s) making and/or staying at the Property
  • "Booking" refers to a confirmed reservation
  • "Unit" refers to individual apartment accommodations (1-6)
  • "We," "Us," "Our" refers to Rumah Mila and its management

2. Booking and Reservations

2.1 Booking Confirmation

A booking is confirmed only when:

  • You receive written confirmation via email or WhatsApp
  • Required deposit/payment has been received
  • You have provided all requested guest information

2.2 Minimum Age

The primary guest must be at least 18 years old to make a booking.

2.3 Accurate Information

You agree to provide accurate and complete information during booking, including:

  • Full legal name (as per passport/ID)
  • Contact information (email, phone)
  • Number of guests (accurate count)
  • Any special requirements or requests

2.4 Booking Modifications

Changes to existing bookings are subject to availability and may incur fees. Contact us at least 7 days before check-in for modification requests.

3. Pricing and Payment

3.1 Rates

  • Nightly rate: $85 USD per unit (subject to change based on season/demand)
  • Cleaning fee: $15 USD (one-time, per stay)
  • Additional guests: $10 USD per person per night (beyond 2 guests)

3.2 Payment Schedule

  • Deposit: 30% due at booking confirmation
  • Balance: Remaining 70% due 7 days before check-in
  • Last-minute bookings: Full payment required (bookings within 7 days)

3.3 Accepted Payment Methods

  • Bank transfer (international wire)
  • Credit/Debit card (via Stripe - 3% processing fee)
  • PayPal (3.5% processing fee)
  • Cash (Indonesian Rupiah or USD, at check-in only)

3.4 Currency

All prices are listed in USD but can be paid in Indonesian Rupiah at the current exchange rate.

3.5 Taxes and Fees

Prices include Indonesian tourism tax (10%) and service charge. No hidden fees.

4. Check-In and Check-Out

4.1 Standard Times

  • Check-in: 3:00 PM (15:00)
  • Check-out: 11:00 AM

4.2 Early Check-In / Late Check-Out

  • Subject to availability
  • Early check-in (before 12:00 PM): $20 USD
  • Late check-out (after 2:00 PM): $25 USD
  • Must be requested at least 48 hours in advance

4.3 Identification

All guests must present valid government-issued photo ID (passport for international guests) at check-in, as required by Indonesian law.

4.4 Late Arrival

If you plan to arrive after 8:00 PM, please notify us at least 24 hours in advance. After-hours check-in may incur a $15 fee.

5. Cancellation Policy

5.1 Flexible Cancellation

  • 7+ days before check-in: Full refund minus 5% processing fee
  • 3-6 days before check-in: 50% refund
  • 0-2 days before check-in: No refund
  • No-show: No refund, full charge applies

5.2 Cancellation Process

Cancellations must be submitted in writing via email or WhatsApp. Cancellation date is based on when we receive your notification.

5.3 Force Majeure

In case of natural disasters, pandemics, government-mandated closures, or other events beyond our control:

  • Full refund or credit voucher (valid 12 months)
  • Flexibility to reschedule without penalty

6. Guest Responsibilities and House Rules

6.1 Occupancy Limits

  • Maximum 2 adults + 1 child per unit
  • Exceeding capacity may result in additional fees or booking cancellation
  • No unauthorized overnight guests

6.2 No Smoking Policy

Smoking is strictly prohibited inside all units. Smoking is permitted in designated outdoor areas only. Violation fee: $100 USD.

6.3 Pet Policy

Pets are not permitted without prior written approval. Approved pets may incur a $50 cleaning fee. Maximum 1 small pet per unit.

6.4 Noise and Disturbances

  • Quiet hours: 10:00 PM - 7:00 AM
  • No parties or events without prior approval
  • Respect neighbors and other guests
  • Violation may result in immediate eviction without refund

6.5 Property Care

You agree to:

  • Treat the property with care and respect
  • Report any damages or issues immediately
  • Not remove or tamper with safety equipment
  • Follow all posted instructions and guidelines

7. Damages and Security Deposit

7.1 Virtual Security Deposit

A $200 USD authorization hold may be placed on your credit card upon check-in. Released within 7 days after checkout, subject to damage inspection.

7.2 Damage Responsibility

You are responsible for:

  • Any damage to the property beyond normal wear and tear
  • Loss of keys or access cards ($50 replacement fee)
  • Excessive cleaning required (beyond standard)
  • Damage caused by unauthorized guests

7.3 Damage Assessment

Damage claims will be documented with photos and itemized invoices. You will be notified within 48 hours of checkout.

8. Amenities and Services

8.1 Included Amenities

  • High-speed WiFi (100 Mbps fiber)
  • Air conditioning
  • Fully equipped kitchen
  • Pool access
  • Linens and towels
  • Parking (1 scooter or 1 car per unit)

8.2 Optional Services (Additional Fees)

  • Airport transfer: $25 USD one-way
  • Scooter rental: $5 USD/day
  • Laundry service: $10 USD per load
  • Extra cleaning during stay: $20 USD

8.3 Service Interruptions

We strive to maintain all amenities, but are not liable for temporary outages (e.g., power, water, internet) due to circumstances beyond our control. No refunds for brief interruptions.

9. Liability and Insurance

9.1 Guest Liability

We are not responsible for:

  • Loss, theft, or damage to personal belongings
  • Injuries occurring on the property (use facilities at your own risk)
  • Accidents involving rented scooters or vehicles
  • Third-party services (tours, restaurants, etc.)

9.2 Travel Insurance

We strongly recommend purchasing comprehensive travel insurance covering trip cancellation, medical emergencies, and personal liability.

9.3 Indemnification

You agree to indemnify and hold harmless Rumah Mila from any claims, damages, or expenses arising from your stay or violation of these Terms.

10. Privacy and Data Protection

Your personal information is handled in accordance with our Privacy Policy. By booking, you consent to data collection and processing as described.

11. Intellectual Property

All content on our website, including text, images, logos, and design, is the property of Rumah Mila and protected by copyright laws. Unauthorized use is prohibited.

12. Dispute Resolution

12.1 Informal Resolution

We encourage guests to contact us directly to resolve any issues or complaints. We commit to responding within 24 hours.

12.2 Mediation

If informal resolution fails, both parties agree to attempt mediation before pursuing legal action.

12.3 Governing Law

These Terms are governed by the laws of Indonesia. Any disputes will be resolved in the courts of Bali, Indonesia.

13. Force Majeure

We are not liable for failure to perform obligations due to events beyond our control, including natural disasters, war, government actions, pandemics, or utility failures.

14. Severability

If any provision of these Terms is found unenforceable, the remaining provisions remain in full effect.

15. Entire Agreement

These Terms, along with our Privacy Policy and Cancellation Policy, constitute the entire agreement between you and Rumah Mila.

16. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated date. Bookings made before changes remain subject to the Terms in effect at booking time.
